Edina has used tax increment financing as a public finance tool to initiate community improvements since the 1980s. Large-scale mixed use and commercial projects, such as Centennial Lakes, Edinborough Park and 50th & France would not have been possible without the use of TIF.
44th and France
This District was established to pursue new investment in this neighborhood commercial area. It was shut down early, due to a lack of private investment.
70th and Cahill
This District was established to pursue new investment in this neighborhood commercial area. It was shut down early, due to a lack of private investment.
Centennial Lakes TIF
The Centennial Lakes TIF District was established to encourage private-sector redevelopment of a former gravel pit. Edina’s bonding authority was used to hold the large (100+ acre_ parcel of land so that it could be developed in phases when market conditions were ready for new office space, new retail buildings, new medical office and new multi-family housing. This award-winning project also resulted in a new 25-acre park that is enjoyed by residents, employees and guests throughout the year.
TIF Plan
Grandview 1
This District was established to attract new commercial and residential investment to underutilized industrial parcels in this long established commercial node. The City and HRA proactively assembled land that was redeveloped and transformed into a new Class A office building, new condominiums, new public park, new Hennepin County library, and new Edina senior center. Several wayfinding improvements were also constructed in the area.
Wooddale and Valleyview
This District was established to pursue new investment in this neighborhood commercial area. It was shut down early, due to a lack of private investment.
